1. Water Leaks
After turning on your water, always check all access panels, fittings, and plumbing connections for leaks. Don’t just look—physically feel the pipes to ensure everything is dry. Installing a pressure valve regulator is a smart preventative measure. If a leak occurs, immediately shut off the water at the source or use your main shut-off valve, typically located in the utility area.
2. Dishwasher Setup
Before using your dishwasher regularly, run an empty cycle and check carefully for leaks. If water is not reaching the unit, locate the valve under the sink connected to the dishwasher line. Hold the valve steady and pull the knob upward to allow water flow.
3. Hot Water System
Due to HUD regulations, adjustments to the water heater temperature or anti-scald device are restricted. Before activating the water heater breaker, run water through your bathroom sinks for 10–15 minutes. This ensures the tank is full and prevents damage to the heating element. Failure to do so can result in costly repairs that fall on the homeowner.
4. Exterior Maintenance
Proper exterior upkeep is essential to protect your home. Landscaping and gutters help prevent erosion and should be installed if not already included. Without proper drainage, your foundation pad may be at risk. Additionally, inspect your roof at least twice a year to ensure there are no cracks, leaks, or damage.
5. Homeowner Responsibilities
Some maintenance items fall fully on the homeowner. Protect your flooring by using furniture pads to prevent damage. Manage moisture levels by using ventilation such as range hoods, bathroom exhaust fans, and air conditioning to reduce condensation. Over time, your home may naturally settle, and re-leveling may be required—this is also the homeowner’s responsibility.
